This month-to-month self-storage rental agreement is between KSI Commercial Properties, LLC (doing business as Harbor View Self Storage, the "Owner") and the Occupant for a specified unit at 8 Harbor View Road, South Burlington, VT. Rent is due in advance on the first of each month via automatic debit from the credit card on file. No bills will be sent, and the Owner can overlock the unit if rent is over ten days late. The Owner may increase rent with one month's written notice. A security deposit equal to one month's rent is required, refundable if the key card is returned, the unit is empty, clean, and undamaged. A 2-month minimum rental is required. The Occupant must insure their property as the Owner provides no insurance and is not liable for loss or damage. The unit is solely for storing lawful personal property; hazardous materials, perishables, and residential use are prohibited. The Occupant must keep the unit clean, locked, and comply with facility rules. Vermont law grants the Owner a lien on stored property for unpaid charges, potentially leading to its sale. The Owner reserves the right to access the unit for emergencies or with notice. Abandoned property may be disposed of or sold by the Owner. This agreement is governed by Vermont law.
